Different Types of Debt

Debt comes in all shapes and sizes. You can owe money to utility companies, banks, credit card providers, and the government. There’s student loan debt, credit card debt, mortgage debt, and much more. But what are the official categories of debt and how do the payoff strategies for these debts differ?

Categories of Debt

Debt is generally categorized into two simple forms: Secured and Unsecured. The former is secured against an asset, such as a car or loan, and means the lender can seize the asset if you fail to meet your obligations. Unsecured is not secured against anything, reducing the creditor’s control and limiting their options if the repayment terms are not met.

A secured debt provides the lender with some assurances and collateral, which means they are often prepared to provide better interest rates and terms. This is one of the reasons you’re charged astronomical rates for credit cards and short-term loans but are generally offered very favorable rates for home loans and car loans.

If the debtor fails to make payments on an unsecured debt, such as a credit card, then the debtor may file a judgment with the courts or sell it to a collection agency. In the first instance, it’s a lot of hassle without any guarantee. In the second, they’re selling the debts for cents on the dollar and losing a lot of money. In either case, it’s not ideal, and to offset this they charge much higher interest rates and these rates climb for debtors with a poorer track record.

There is also something known as revolving debt, which can be both unsecured and secured. Revolving debt is anything that offers a continuous cycle of credit and repayment, such as a credit card or a home equity line of credit. 

Mortgages and federal student loans may also be grouped into separate debts. In the case of mortgages, these are substantial secured loans that use the purchase as collateral. As for federal student loans, they are provided by the government to fund education. They are unsecured and there are many forgiveness programs and options to clear them before the repayment date.

What is a Collection Account?

As discussed above, if payments are missed for several months then the account may be sold to a debt collection agency. This agency will then assume control of the debt, contacting the debtor to try and settle for as much as they can. At this point, the debt can often be settled for a fraction of the amount, as the collection agency likely bought it very cheaply and will make a profit even if it is sold for 30% of its original balance.

Debt collectors are persistent as that’s their job. They will do everything in their power to collect, whether that means contacting you at work or contacting your family. There are cases when they are not allowed to do this, but in the first instance, they can, especially if they’re using these methods to track you down and they don’t discuss your debts with anyone else.

No one wants the debt collectors after them, but generally, you have more power than they do and unless they sue you, there’s very little they can do. If this happens to you, we recommend discussing the debts with them and trying to come to an arrangement. Assuming, that is, the debt has not passed the statute of limitations. If it has, then negotiating with them could invalidate that and make you legally responsible for the debt all over again.

As scary as it can be to have an account in collections, it’s also common. A few years ago, a study found that there are over 70 million accounts in collections, with an average balance of just over $5,000.

Can Bankruptcy Discharge all Debts?

Bankruptcy can help you if you have more debts than you can repay. But it’s not as all-encompassing as many debtors believe.

Chapter 7 bankruptcy will discharge most of your debts, but it won’t touch child support, alimony or tax debt. It also won’t help you with secured debts as the lender will simply repossess or foreclose, taking back their money by cashing in the collateral. Chapter 13 bankruptcy works a little differently and is geared towards repayment as opposed to discharge. You get to keep more of your assets and in exchange you agree to a payment plan that repays your creditors over 3 to 5 years.

However, as with Chapter 7, you can’t clear tax debts and you will still need to pay child support and alimony. Most debts, including private student loans, credit card debt, and unsecured loan debt will be discharged with bankruptcy.

Bankruptcy can seriously reduce your credit score in the short term and can remain on your credit report for up to 10 years, so it’s not something to be taken lightly. Your case will also be dismissed if you can’t show that you have exhausted all other options.

Differences in Reducing Each Type of Debt

The United States has some of the highest consumer debt in the world. It has become a common part of modern life, but at the same time, we have better options for credit and debt relief, which helps to balance things out a little. Some of the debt relief options at your disposal have been discussed below in relation to each particular type of long-term debt.

The Best Methods for Reducing Loans

If you’re struggling with high-interest loans, debt consolidation can help. A debt consolidation company will provide you with a loan large enough to cover all your debts and in return, they will give you a single long-term debt. This will often have a smaller interest rate and a lower monthly payment, but the term will be much longer, which means you’ll pay much more interest overall.

Debt management works in a similar way, only you work directly with a credit union or credit counseling agency and they do all the work for you, before accepting your money and then distributing it to your creditors.

Both forms of debt relief can also help with other unsecured debts. They bring down your debt-to-income ratio, leave you with more disposable income, and allow you to restructure your finances and get your life back on track.

The Best Methods for Reducing Credit Cards

Debt settlement is the ultimate debt relief option and can help you clear all unsecured debt, with many companies specializing in credit card debt. 

Debt settlement works best when you have lots of derogatory marks and collections, as this is when creditors are more likely to settle. They can negotiate with your creditors for you and clear your debts by an average of 40% to 60%. You just need to pay the full settlement amount and the debt will clear, with the debt settlement company not taking their cut until the entire process has been finalized.

A balance transfer can also help with credit card debt. A balance transfer credit card gives you a 0% APR on all transfers for between 6 and 18 months. Simply move all of your credit card balances into a new balance transfer card and then every cent of your monthly payment will go towards the principal.

The Best Methods for Reducing Secured Debts

Secured debt is a different beast, as your lender can seize the asset if they want to. This makes them much less susceptible to settlement offers and refinancing. However, they will still be keen to avoid the costly foreclosure/repossession process, so contact them as soon as you’re struggling and see if they can offer you anything by way of a grace period or reduced payment.

Most lenders have some form of hardship program and are willing to be flexible if it increases their chances of being repaid in full.

‘CBS Sunday Morning’ Host Jane Pauley Sells Hudson River Retreat for $6.3M

The host of “CBS Sunday Morning,” Jane Pauley, has hosted a sale of her Palisades, NY, retreat for $6.3 million.

Pauley and her husband, Garry Trudeau, the creator of the comic strip “Doonesbury,” profited from their investment. The couple purchased the picturesque property for $2.3 million in 2015, real estate records show. They successfully sold the home in July.

Known as the “House in the Woods,” the four-bedroom, 4.5-bathroom, Tudor-style stone cottage offers scenic views of the Hudson River. Completed in the 1920s, with over 3,100 square feet of interior space, the waterfront abode had been off market when it was quietly sold.

While scant details are available, we do have some information from earlier occasions when the vacation getaway popped up on the market.

The small home comes with big names attached to it. The author John Steinbeck called the place home in the 1940s, as did the filmmaker Orson Welles and the English stage and screen stars Sir Laurence Olivier and Vivian Leigh. 

The private enclave where the home is located, Sneden’s Landing, is less than an hour from Manhattan and has attracted notable residents for decades.

Other A-list residents in the Hudson River hamlet have included Bill Murray, Dan Aykroyd, and Al Pacino. Scarlett Johansson reportedly bought a home in the village in 2018, and Angelina Jolie spent some of her childhood years there.

The original owners were apparently inspired by homes they saw on a trip through the French countryside, according to a previous listing description.

Hand-built with stone, brick, and mortar, the house features chestnut wood plank floors made from trees on the property. Other details include three fireplaces, leaded glass windows, and a slate roof. Two large millstones have been incorporated into the stone fireplace.

Surely, this haven for Hollywood will continue to be a draw. On a bluff over the Hudson River, the country hideaway is close enough to the city for a quick escape from urban life. Potentially, the new owner might be able to add to the 2.4-acre property.

Pauley, a long-time broadcast journalist, anchors “CBS Sunday Morning.” Previously, the Emmy-Award winner held a position with NBC’s “Today” show, and she has also co-hosted “Dateline.”

Trudeau, who won a Pulitzer Prize for “Doonesbury” in 1975, also executive produces the Amazon Studios series “Alpha House.”

Extreme Makeover’s Ty Pennington Lists Bright and Beautiful Venice Beach Home

Reality TV star Ty Pennington, known for changing people’s lives with his energetic personality on the original version of Extreme Makeover: Home Edition, is now looking to cash in on his own home makeover. Pennington has just listed his house — a beautiful and bright 1927 Craftsman in Venice, Calif. — for $2,795,000.

Pennington put his home design expertise to good use and carefully restored the property earlier this year with the help of his trusted interior designer, Patrick Delanty. Delanty, also known to be Halle Berry’s designer, has long been working alongside Ty Pennington, serving as his design director for Extreme Makeover and running his on-air design segments, most notably his presence on The Oprah Winfrey Show, Rachel Ray Show, NBC’s Nightline and Good Morning America.

Just like its reality TV star owner, the home is bright, cheerful and quirky, with colorful interiors exuding creativity and style. The property is listed by Patrice Meepos of Compass.

The ground level hosts the kitchen, laundry room, and bedroom with direct backyard access, as well as a full bath. On the upper level, there’s a master retreat and a second bedroom. 

Ty Pennington added quite a few special touches to the 2,102-square-foot home, including bamboo flooring, baths adorned in vintage-inspired ceramic tile, a master bath sporting a standalone shower and an antique cast-iron freestanding tub, kitchen with concrete countertops and a wraparound, porcelain-tiled porch. There’s also a beautiful backyard that looks like a great place to entertain guests.

While Ty Pennington did not return to host HGTV’s 2020 version of Extreme Makeover: Home Edition (which is hosted by Modern Family‘s Jesse Tyler Ferguson), you can catch the two time Emmy award winner in his other home improvement series, Trading Spaces — which recently restarted airing after a 10-year hiatus.

You can also get more tips from the home design expert from his latest book, Good Design Can Change Your Life, which is an intimate look at Ty’s design inspirations and is full of décor advice and tips. While we haven’t yet had the chance to pick up the book ourselves, according to his website the book is part reference, and part behind-the-scenes from Ty’s own home remodeling, which means the Venice home is already a bookshelf hit.

Are You a Homeowner Seeking Forbearance on Your Mortgage? Watch Out for These Red Flags

Homeowners are asking for breaks on their mortgage payments in droves, as millions of Americans face the prospect of unemployment or reduced income because of the coronanvirus pandemic. But requesting forbearance on your mortgage isn’t foolproof.

The $2.2 trillion CARES Act stimulus package requires servicers to provide forbearance — a temporary postponement of payments — to any homeowner with a federally-backed mortgage. Americans with other mortgages may also be able to receive forbearance at their servicers’ discretion.

Requests for forbearance have poured in. Forbearance requests grew by 1,896% between March 16 and March 30, according to a recent report from the Mortgage Bankers Association, a trade group that represents the mortgage industry. And before that, forbearance requests had increased some 1,270% between March 2 and March 16.

As consumers have rushed to call their servicer in search of assistance, call centers have been overwhelmed, leading to longer wait times to speak with a representative.

“If you are eligible for this and you need the help, take full advantage of the program,” said Rick Sharga, a mortgage industry veteran and founder of CJ Patrick Company, a real-estate consulting firm. “But similarly, if you don’t need the help, and if you can pay your mortgage, don’t try and game the system and make it harder for people who really do need the benefits to access.”

For those who have yet to get a forbearance agreement in place, here’s what you need to know:

‘Forbearance is not forgiveness’

To be clear, mortgage borrowers will still need to pay off their loan eventually if they receive forbearance.

“Forbearance is not forgiveness,” said Karan Kaul, a research associate at the Urban Institute, a left-of-center nonprofit policy group. “You still owe the money that you were paying, it’s just that there’s a temporary pause on making your monthly payments.”

Under a forbearance agreement, a borrower can pause payments entirely or make reduced payments on their mortgage. Homeowners with federally-backed mortgages are eligible for up to 180 days of forbearance initially under the CARES Act. At that point, if they’re still facing financial difficulty, they can request an extension of up to another 180 days of forbearance.

The provisions in the stimulus package stipulate that during the forbearance period, mortgage servicers cannot make negative reports about the borrower in question to credit bureaus, including the three main ones, Experian, Equifax and TransUnion. Borrowers also will not owe any late fees or penalties if they are granted forbearance.

You need to know who your servicer is

Struggling homeowners won’t automatically receive forbearance. You need to request it from your servicer.

Mortgage servicers are the companies who receive your monthly payments. A homeowner’s mortgage servicer isn’t necessarily the same as their lender — many lenders sell the servicing rights for mortgages to other companies.

The first step to figure out who your servicer is would be to check your mortgage statement. If for some reason the information isn’t there, you can look it up by searching the Mortgage Electronic Registration Systems website. Alternatively, you can check with Fannie Mae and Freddie Mac, if your loan is backed by one of them.

How do you know if you qualify?

To qualify for forbearance, a borrower must have a mortgage backed by one of the following federal agencies:

• Fannie Mae

• Freddie Mac

• The Federal Housing Administration (FHA)

• The U.S. Department of Veterans Affairs (VA)

• The U.S. Department of Agriculture (USDA)

Borrowers should avoid calling their servicers to find out if they’re eligible, Sharga said.

“Find out what you can before you try and reach your mortgage servicer, because they are overwhelmed with call volume right now,” Sharga said.

Fannie Mae and Freddie Mac both have websites where you can check whether your loan is backed by one of them. You can access those websites here and here. Almost half of all mortgages in the U.S. are backed by Fannie and Freddie.

To find out if your loan is backed by the FHA, check the original closing documents or your most recent mortgage statement. If you pay for FHA Insurance, then that agency is backing your loan. Alternatively, your closing documents should include a HUD (Department of Housing and Urban Development) statement and a 13-digit HUD number.

Because the VA and USDA loan programs target specific borrowers, those borrowers should already know if they have loans backed by those agencies. In the event you are still unsure, you can call your servicer.

Those who aren’t eligible aren’t necessarily out of luck, though. Servicers for non-federally-backed mortgages may still be willing to provide forbearance to borrowers facing financial trouble right now.

Be prepared to answer some questions

You don’t need to provide documentation to prove your financial hardship at this time, but your servicer may have some questions to determine how much assistance they will offer you.

The Consumer Financial Protection Bureau suggests being prepared to answer the following:

• Why you can’t make your payments?

• Is the problem you are facing temporary or permanent?

• What is the current state of your income, expenses and other assets, including money in the bank?

• Are you a service member with permanent change of station orders?

“Consumers should indicate they have had a hardship due to COVID-19 and ask about their forbearance options with the company servicing the mortgage loan,” said Chris Diamond, director of financial products at online mortgage lender Better.com. “They should ask how long of a forbearance they can qualify for as well as what their options are at the end of that forbearance period.”

Get your forbearance agreement in writing

The CFPB stresses that any borrower who has received a reprieve on mortgage payments should get their agreement in writing.

“Once you’re able to secure forbearance or another mortgage relief option, ask your servicer to provide written documentation that confirms the details of your agreement and that you’re clear on what the terms are,” the agency said on its website.

Having the agreement in writing will protect you if there are errors in your mortgage statement or your credit report.

Watch out for balloon payments

After a borrower has secured a forbearance agreement from their servicer, they should discuss repayment options.

“You don’t want a surprise like finding out that six months of deferred loan payments are all due immediately upon the end of the forbearance,” Sharga said. “Most people simply won’t have six months’ worth of mortgage payments available.”

Some borrowers have expressed concerns after being offered a balloon payment option like the one Sharga described. With a balloon payment, a borrower would pay back the entire amount owed for the forbearance period at once.

While a lender may offer a balloon payment as an option, there is no mandate that a borrower must repay in this manner, Kaul said.

Homeowners can and should aim to negotiate the best possible repayment options for them. “All those terms are negotiable,” Sharga said. “Be diligent, be steadfast and try and stand your ground.”

Beyond a balloon payment, servicers may offer to extend the term of the mortgage and tack on the missed payments at the end, so a 30-year mortgage would be extended by 4 months if that’s how much forbearance a borrower received.

There is no mandate that a borrower must repay what they owe in missed payments in one balloon payment after forbearance.

Alternatively, a borrower may also be offered the option to amortize the balance they owe over the life of the loan. This means they would repay a portion of the balance owed in addition to their usual monthly payments.

A borrower can request information on who owns their mortgage note, since the owner might be able to provide more relief options. Servicers must respond to these requests within 10 business days, said Andrea Bopp Stark, an attorney with the National Consumer Law Center.

“If the servicer does not respond, the borrower should send another letter and seek legal assistance,” Bopp Stark said. “The servicer could be held liable for actual damages and up to $2,000 statutory damages for a failure to respond.”

If you’re still in financial trouble after forbearance, consider a loan modification

It’s too soon to tell whether 12 months of forbearance will be enough assistance for those who are among the millions of Americans who have lost their jobs in recent weeks.

“The most beneficial option if the borrower might be out of work or impacted for an extended period is to request to modify the loan at the end of forbearance,” Diamond said.

Unlike forbearance, a loan modification involves a permanent change to the details of the mortgage. This can include adjusting the interest rate, extending the duration of the loan or deferring the amount owed until the end of the loan as a separate lien.

A servicer will determine whether or not a borrower qualifies for the modification.

Hundreds of public libraries across the nation offer Udemy courses for no cost with just a library card. And if your public library doesn’t have a connection with Udemy, you may be able to get a digital library card elsewhere and still take part in all that Udemy has to offer.
One of the good things to come out of 2020 was the abundance of college courses made available for free online. While some universities have always offered a select few classes for no-cost online access, institutions like Yale and MIT expanded their libraries last year.
There are a lot of ways to exemplify curiosity and a penchant for learning new skills: meeting regularly with your boss, attending professional development days and taking classes to hone a professional skill.
Google Skillshop provides learn-at-your-own-pace courses to help you become an expert in Google Ads, Google Analytics, Google Marketing Platform, Google My Business, Google Ad Manager, Google AdMob, Authorized Buyers, and Waze. All courses in the skillshop are free.
Being a lifelong learner is one of the best ways to stay engaged in your job, whatever field you’re in.
Coursera works with over 200 leading institutions and companies worldwide to provide courses on topics ranging from data science to personal improvement. Partners like Yale University, IBM and Google provide outlines for more than 3,900 courses.

1. Coursera

LinkedIn Learning provides thousands of programs covering topics such as marketing tactics, mobile app development and how to use Photoshop. The courses are generally self-paced, with a LinkedIn Learning certificate awarded on completion that you can display on your LinkedIn profile.
Most options are videos, slides and quick quizzes that build into a final assessment. A certificate is awarded to passing students and is usually valid for 12 months.
Quirk offered some final advice about positioning these certificates and course completions on your resume: “Recruiters skim really fast,” she said. “Make it as easy as possible for recruiters to see the skills you have so they can line them up with the job description.”

2. Google Skillshop

It has become more accessible and easier than ever to take courses to elevate your professional expertise. There are endless online resources to peruse, so it helps to be deliberate before diving in.
Julia Quirk, SPHR, a 10-year veteran of the HR industry and senior HR manager for TriSalus, recommends being practical and strategic about honing your professional talents.
Yale also makes numerous introductory classes accessible to anyone with an internet connection. Last year, Yale made one of its most famous courses, the Science of Well-Being, available for free on Coursera. This class dives into the meaning of happiness.

3. LinkedIn Learning

“Look at the skills needed for your industry and the jobs you’re interested in,” said Quirk. “I recommend starting by first doing some research about what will actually be impressive to people in your career field, and then seeking out professional education opportunities from there.”
Udemy is an online learning platform specifically designed to help you bolster your professional skills. Although Udemy courses can range from to 0, one resourceful way to access these classes is through your public library.
And, with LinkedIn Learning, the classes are taught by top leaders from diverse backgrounds: Guy Kawasaki, Ben Long and David Rivers are just some of the highlights.

4. Online College Courses

MIT offers free online programming not just on computer science, but also biology, race and ethics, accounting and more.
Udemy offers more than 130,000 classes (boasting the world’s largest selection of courses) on topics like Python coding, piano playing and digital marketing.
Stanford is another university offering public access to many of its courses for free. The university breaks down its offerings into four main categories: Health and Medicine, Education, Engineering and Arts and Humanities.
Quirk advised putting the skills you gain from a course in the top part of your resume, but putting the actual course certifications lower down along with any other educational achievements.
LinkedIn Learning (formerly Lynda.com) offers a free one-month trial before charging a month as part of a larger LinkedIn Premium subscription.

Quirk noted that digital classes and certifications are some of the best ways to boost your resume and grow in your current position. Here are some of her topic picks for online learning platforms.

Be sure to use keywords on your resume so screening software doesn’t pass you over.
It’s important to note that very few of these courses offer an official completion certificate or degree, but they’re still impressive to complete and are a strong addition to a resume. Other prestigious institutions like Harvard and Dartmouth also offer free online classes.
Coursera is free to join and nearly all of its courses can be accessed at no cost. The catch here is that to take a course for free, you’ll be using the “audit” function, which means no grade and sometimes no official certificate is offered — but all the knowledge and coursework is. Some classes on Coursera are paid-only and will generally set you back about per month.

When a course is complete, the student receives a digital badge and certificate they can affix to their LinkedIn profile (and that should be included on their hardcopy resume, too).
