Homie’s Boise, Idaho Housing Market Update December 2020

The real estate market is getting hotter and hotter. The local Boise market is no exception. Here’s your monthly update on what’s happening.

Monthly Sales

According to data from the Intermountain MLS, Boise home sales are dipping monthly but higher year-over-year. At 1,245 units sold, there were 91 fewer monthly sales in December than in November, a 6.8% decrease. This follows seasonal real estate trends. Looking at yearly changes, there were 28 more homes sold in December 2020 than in December 2019. That’s an increase of 2.3% from last year.

Sale Price

At $452K, Idaho’s average sale prices continued to rise last year. The average home price in December 2020 was $87K, or 23.7%, higher than in December 2019. The monthly trend follows the yearly move upward. Average home sale prices were up by $3.7K, or .8%, from November 2020.

Days on Market (DOM)

Homes in Boise are going off the market faster than ever. December’s average number of Days on the Market was 18. The previous month’s average DOM was 17, so the average DOM has stayed steady with a one day, 5.5% increase. The average DOM in December of 2019 was 48. That means a 30-day (a whole month!) decrease year-over-year–a staggering drop of 61.9%. Homebuyers will need to jump to make an offer quickly when they find a home they like.

Analysis from Max Coursey, Homie Head of Idaho Real Estate

“Boise is one of the fastest growing cities in the country. Since COVID-19, this trend has only accelerated. There are roughly 2,000 (79%) fewer houses on the Boise market now than there were last year, and we already had a housing shortage a year ago. I have personally never seen numbers this low in my 18-year career in the Treasure Valley. This lack of homes for sale and tremendous population growth has led to a very strong seller’s market. It’s not unusual to hear of a seller receiving 20 offers on a property.

Because of the fierce competition and lack of inventory, many homes are selling significantly above the asking price. To sweeten the pot further, buyers often waive inspections and appraisals and offer generous seller leasebacks and other concessions. Sales price data typically lags, as it usually takes 30 days for a home to close after listing, and reports come out monthly. I believe Boise’s median average home prices are actually higher than the numbers stated in the reports.

The good news for buyers is that interest rates are at or near their lowest levels in the last 40 years. This has made home buying more affordable. Buyers can procure a strong hedge against future inflation by securing low interest rates that are fixed for 30 years. If inflation ever comes back, these buyers will be repaying depreciating dollars. In other words, they get more bang for their buck.”

In fact, I learned how to start my business by first taking free courses. Since I wasn’t sure what I was doing when I started this blog, I didn’t want to spend money that I didn’t have just yet. I wanted to wait until I felt more comfortable and sure that blogging was what I wanted to do.

There are many businesses looking for transcriptionists too – since general transcriptionists convert audio and video to text for virtually any industry, there really isn’t a typical client. Some examples include marketers, authors, filmmakers, academics, speakers, and conferences of all types.

Beginning transcriptionists earn around $15 an hour, and it increases from there.

Also, some podcasters may not know how to do those things, or they may choose to focus their time on other areas.

From Bankruptcy to Paying $22,000 Cash for a Car

I was recently a guest on the Masters of Money podcast.  One of the statements Phil made was “Wait a minute.  How does one go from declaring bankruptcy to paying $22,000 cash for a car?”

I had never really looked at my journey in that way.  But, when I thought about it, I realized –  “Dang!  That really is pretty awesome.”  And, what is even more interesting is how my bankruptcy was the catalyst for bringing me to the place I am today.


WHERE IT ALL BEGAN

When I was in my 20s, I was in a relationship. To be totally honest, it was destined to fail.  We were just really too different and so it was never going to work out.  However, being young, naive and in love, I was doing all I could to make it work.

For me, that meant buying things to make him happy.  But, truth be told, I was really spending money to make myself happy.  I loved money because it made me feel good.  I adored all it offered to me.

Sadly (and like so many others), it lead me down the path of financial ruin.  Well, not the money itself.  My attitude did.

I had such an adoration of money, and what I thought it was doing for me, that I misused it. I allowed it to take control of my life to try to fill some of the emptiness I was experiencing.

In December 2001, that relationship came to an end.  When it happened, I was devastated. It was a mix of sadness because it was over but honestly, more fear of me being able to support myself alone financially.

I had built up a lot of debt with him. While it was joint debt, we were not married. We both knew that we could not make ends meet alone and that we also needed to find a way to put this all behind us.  So, bankruptcy it was.

That following August, we met in Wichita, Kansas before the bankruptcy judge and it became official. I was bankrupt.

 

REBOUNDING FROM BANKRUPTCY

Fortunately for me, a few months after that relationship ended, I had moved to a new city and met the man I would eventually marry.  In fact, he proposed to me just a week after I declared bankruptcy.  Talk about a keeper!  😉

When I met my husband, I learned a lot about myself and what real love was like. I began to understand that it wasn’t in the things I gave him or he to me, but in the moments we shared. For the first time in my life, I experienced true love and joy.

He was the change I needed.

We married in June 2003 and knew that we wanted to start our family as soon as possible.  One thing we both agreed upon was that we wanted for me to quit my job and stay home with our children.  It was important for both of us that one of us was there to raise them.  We knew it would be a financial challenge, but one we felt we could overcome together.

In September 2004, our first daughter was born.  That was the same day I officially quit my job.

 

HERE COMES THE DEBT (AGAIN)

Once I was staying home with our little girl, our finances changed.  They had to. We could not spend as much money dining out and in other ways as we once did.  We both knew that.   However, we also had purchased a new home and there were things we needed wanted.

A few months before she was born, my husband purchased a pickup.  One month after Emma arrived, we went out and bought a brand new minivan.

Between the vehicles and a home equity loan to buy things for our house, we had accumulated quite a bit of debt.  We just kept juggling the bills and trying to balance it all – and not very successfully.

I started working part-time from home a few hours a week. That meant I was able to be here to take care of my baby, and was also able to bring in a little bit of cash.  It was difficult to do, but I knew we needed the money, so I kept at it.

Our son followed in March 2007.  There was no way I could still try to work the hours they needed for me to, and raise two kids. My kids mattered more.

So, I quit.

We continued getting by.  There were times when we robbed Peter to pay Paul.  We were making it, but not in the way we wanted to.

Then, one evening, my husband told me to go out to dinner with my friends.  Little did I know what would happen next.

 

THE DINNER THAT CHANGED IT ALL

After an evening of dinner and drinks with my girl friends, it was time to pay.  Most of us pulled out a credit or debit card to pay.  However, my son’s Godmother, Kathy, reached into her purse and pulled out an envelope.

I asked her what that was about, as I’d never seen such a thing before.  She explained how they were using cash for everything instead of plastic because they were trying to get out of debt.

That intrigued me, so I asked her more questions.  She told me how she and her husband had recently started to follow Dave Ramsey.  They were able to create a budget and a plan that was helping dig them out of debt.  She filled us in on some of the program and what they were doing.  That left me wanting to learn more.

When I walked through the door that evening, I sat down and started sharing all of this with my husband.  We knew that our friends did not make much more than we did, so we thought “if they can do it – so can we.”

I grabbed my computer and we started researching this Dave Ramsey.  We had no clue who he was or what he taught. The more we read, the more we were inspired to follow his plan.  We pulled out the debit card and made our purchase.  Nope.  We didn’t even sleep on it.

 

HOW WE CREATED OUR DEBT FREE PLAN

Once the Dave Ramsey books and materials arrived in the mail, we were like two kids on Christmas morning. We tore open the box and could not wait until our kids were in bed that night…..so we could read!!!

Within the week, we had started our plan.  Luckily, we had around $2,000 in the bank, so our emergency fund was already taken care of. We created a budget and a debt snowball plan and were ready to attack.

I was looking at the numbers and our plan and it hit me. I was in debt again.  However, this time, I felt as if I had brought my husband along with me.  I felt horrible that I was back in this situation.

Yes, this time around the spending was not for the same reasons as before, but it had happened. Were we going to get out of debt and just do this all over again in a few years? Why would it be different this time? Did I really learn from my past mistakes?

I started giving this a lot of thought and realized that even though the bankruptcy was behind me, my money attitude was still the same.

 

MY (MUCH NEEDED) ATTITUDE CHANGE

When I looked at the money we had spent, I realized that it was because I enjoyed spending it.  It wasn’t because I was trying to replace an emptiness in my life. Heck! I was happier than I had been my entire life.  But yet, here I was, still building debt, buying things I did not really need.

I had to do a lot of self-analysis. It began with me asking myself one simple question:

“What do you feel when you think about money?”

For me, it was simple. I loved it. I loved how I could use it to get things I wanted.  And, not having had much money growing up, I thought I worked hard for this, so I will spend it as see fit.

When I said that out loud to myself, I knew it was not healthy. Money is not here just to get the things I want.  Sure, it is fun to buy items, but those things were never making me happy.  My husband and children were doing that for me.

I took another look at the debt and knew that the money had purchased things.  Those things were replaceable and if I lost them all tomorrow, I’d be OK.  However, my family wasn’t.  There was nothing in this world that could or would ever replace them.  Ever.

In that moment I made the decision that I was no longer going to love money.  I was going to love my family – and myself – more.

For me, it meant changing my entire attitude.  Once that happened, it all started to fall into place.

 

THE PLAN WE USED – THAT WORKED!

As I mentioned above, we read the Dave Ramsey plan.  While we followed most of what he said, we also had to do some of our own research and come up with our own ways to do things.

For my husband, it meant selling some of the guns he owns (he is an avid hunter).  I sold furniture and other items that were taking up space in the basement.  We had garage sales.  Any money we made from these ventures went to our debt.

I started researching and finding ways to save more money at the grocery store.  And, as a result of my findings, some of my on-line friends encouraged me to start a blog.  (And, we all know where that lead now, don’t we.  😉 ).

Through it all, we did it.

On February 10, 2010, we made the final payment on our mini van.  We had done it.  We had become debt free.

 

THE CASH CAR

Once we were out of debt, we were able to start saving money.  It felt amazing to be able to keep more of what we earned and not have to hand it over to everyone else.

My husband and I knew that we would eventually need to replace our mini van. We started paying ourselves monthly payments – instead of a car company.  We built up that savings for many, many years.

When we had enough built up to pay cash for a car, we did not do it.  Even though we had the money to pay for it, we did not really need a new car.  That was a want.

So, we saved even more and researched and waited until the right car came along.  And, it did.  More than 2 years after we had enough money to pay for the car we wanted, we made the purchase.

There is nothing like sitting down at the dealership and writing a check for a vehicle.  There is no worry about how to fit the payment into our budget. The car is ours.  We were able to drive it home and just enjoy it.

The hard work had paid off.

During our journey, I found my calling.  It was to help others, just like you, do the same thing we did.  This blog is how I do that.

I have shared many stories, tips and ideas to help you and your family save money over the years. I know some of you have been able to follow my articles and get started on your own debt free journey.

However, reading a few articles here and there can be difficult to follow. My husband and I did that ourselves.  Yes, it worked for us, but we both kept wishing we could follow a plan that would not just give us a few tools on how to do things, but really be there.

Someone who would hold our hand when we were scared. That we would have others to lean for advice.  We wished that we could celebrate our victories with others who really understood and can relate.

That led me to where I am today.  This blog.  This chance to really help others.  And, in those continuing efforts, The Financial Reboot Course was born.

 

CHANGE YOUR ATTITUDE – CHANGE YOUR LIFE

For me, the one change I needed to make was my money attitude.  I did not do that the first time around and I ended up making some of the same mistakes. History was repeating itself.

Once you can do the same thing, and really understand the root of how you feel about money, then – and only then – can you start to overhaul your finances.  If you don’t change the way you handle money, you will be destined to make the same mistakes over and over again.

As I’ve written about before here on Making Sense of Cents, my favorite online side hustle is working as a Pinterest virtual assistant. Managing Pinterest accounts is a great way to earn an income entirely online.

But today, I’m here to talk about a completely different side hustle, one that can be run entirely offline if you want (or entirely online, or a combination!).

While I love being able to work from home (or anywhere) on my computer, there is something to be said about stepping away from the computer and doing work that doesn’t involve the ‘virtual world’ – work that requires you to move around a little instead of being planted in front of a screen all day long!

In the case of this side hustle, it involves moving around the kitchen baking up beautiful and delicious dog treats.

Yes, dog treats!

The side hustle I’m speaking of is starting a dog treat bakery and I’m so excited to share it with you today. As a successful dog treat baker myself, I know first-hand how in-demand and lucrative this business can be.

How do you start a dog bakery?

 

How I Took My Dog Treat Bakery from Passion to Side Hustle to Full-Time Job

My dog treat bakery story started over ten years ago when I was an interior architect and designer at my 9-5 job.

At the time, I was the proud dog mom of Bella, a sweet-but-very-high-maintenance pup. Her birthday was coming up and I wanted to give her a birthday treat that fit her ‘diva dog’ personality.

I went to the local pet store and perused the aisles, but all I could find were treats filled with ingredients I couldn’t pronounce that looked like they had been sitting on the shelves for years. After a disappointing visit, I walked out the door and decided that I was going to bake Bella a treat.

This was kind of laughable since baking was not something I had done much of in my life, but I was going to figure out a way to make it work.

I decided to do some research by going to a local bakery and spending a lot of time staring at the baked goods (awkward!), trying to figure out which one I could recreate for Bella. I finally decided on a pretty cupcake adorned with white icing.

I went home, researched dog-safe ingredients and got to work planning Bella’s birthday treat. After a quick trip to Target to buy a mini cupcake tin, I started baking.

About an hour later, her birthday cupcake was baked, iced and ready to serve. Despite its small size, it was a huge success she loved it!

As soon as I saw how much she loved her treat, you could say I became a little obsessed with making wholesome, healthy treats for her. Soon, I started gifting them to friends and family.

I went from developing a single cupcake recipe to developing over 20 different dog treat recipes everything from treat bones to cookies to brownies to cakes!

Pretty soon, the friends and family who were on the receiving end of my gifts were saying: ‘Kristin, our dog(s) LOVED your treats. Can we buy some to gift? Can my friends/family/co-workers/neighbors buy some?’

With those questions, Diva Dog Bakery™ was born!

My little ‘obsession’ quickly became a side hustle, first bringing in $100 to $200 a month, then over $500 a month, just selling through word-of-mouth. It was the easiest money I had ever made!

In a serendipitous turn of events, I ended up losing my 9-5 job a few months after I started Diva Dog Bakery™. It was during the Great Recession, so I couldn’t find a job in my industry anywhere. My unemployment checks weren’t enough and I was quickly going through my savings.

I was initially stuck in a ‘dog treat bakery = side hustle’ mindset,  so it didn’t immediately occur to me to try to turn my side hustle into a full-time business. But when my money was drying up, it finally clicked: I can turn this into a full-time business!

I went all-in on my bakery and hustled hard. I sold at multiple farmers markets every Saturday (shout-out to my parents who helped me ‘be’ in multiple locations at once!), started a successful Etsy shop and also sold products wholesale.

Pretty soon, I went from going broke to making a solid $3,000 to $4,000 per month… despite the economy being in the biggest downturn since the Great Depression. 

Needless to say, I was ecstatic!

The especially exciting thing about my earnings is this was nearly ten years ago when the dog treat industry wasn’t nearly as hot. These days, my efforts could easily bring in double that!

 

The Opportunities in the Dog Treat Industry (Why You Should Start a Dog Treat Bakery)

When I first started my dog treat bakery, the idea of buying homemade cupcakes or brownies or cookies for your dog was still considered a little ‘out there.’

These days, dog owners are much more tuned in to the idea of pampering their pooches and they’re willing to spend money to make it happen.

Here are a few interesting stats for you:

  • The dog treat market is incredibly hot right now and getting even hotter… to the tune of almost 7 BILLION dollars in sales in just 2020 alone! (source)

It’s never been a better time to get started with a homemade dog treat bakery!

 

How Much You Can Earn Baking Dog Treats at Home

If you just want to run a fun-but-profitable hobby, you can easily earn $500 to $1,000 a month with a dog treat bakery as a side hustle.

At this level, you can do all of the work yourself in just a few hours a week. If you have kids, you can also have them pitch in. A dog treat bakery is a great family business!

If you want to turn your dog treat bakery into a full-time business, you can scale it into four figures a month, or even five figures a month.

If you want to scale your dog treat bakery into a full-time business, expect to work 30 to 35 hours a week yourself. If you want to have a heavy farmers market presence, you will probably need to bring on some help for a few hours each week so you can have a presence at multiple farmers markets at the same time. (The best ones are usually on Saturday mornings.)

If things get really busy, you can bring on baking help, marketing help, shipping help and more! You can make this business as big (or as small) as you’d like.

 

Where to Sell Your Dog Treats

As I mentioned at the beginning of this post, you can run your dog treat baking business in a way that suits your lifestyle. You can run it offline, online, or both!

There are so many ways and places to sell your treats, but here are a few ideas to get you started.

Offline:

  • Word-of-mouth sales (e.g., friends, family, co-workers, church)
  • Farmers markets
  • Wholesale to local businesses (e.g., pet stores, veterinarian offices, gift shops) 

Online:

  • Etsy shop
  • Social media for local sales
  • Social media for nationwide sales

 

How Much Does it Cost to Start a Dog Treat Bakery?

Like nearly all businesses, starting a dog treat bakery comes with a few start-up costs, but you will easily earn these back when sales start coming in, or you can even take pre-sale orders! (Have I mentioned that the profit margin on dog treats is amazing?!)

Typical start-up costs for homemade dog treat bakeries in the U.S.* include:

  • $20 to $50 for the initial ingredients, plus a few inexpensive baking tools if you don’t already have them in your kitchen
  • $0 to $75 for treat packaging costs
  • $25 to $50 for a business license
  • Between a $25 one-off fee to up to a $50 per-treat fee to register your treats with your state – this will depend on your state’s regulations

Are Dog Treat Bakeries Regulated?

Yes, but not nearly as much as ‘people food’ bakeries. (Good for would-be dog treat bakers, but a little sad for our furry friends!)

In the U.S., the exact regulations you will need to follow are decided by your state and sometimes your local area (e.g., county, city). This is easy information to find out by contacting the following agencies:

  • State department of agriculture or feed control office
  • State and local health departments

You can also contact your state’s business agency and tell them you want to start a pet treat bakery. Many states have information on file about pet treat bakeries that tell you everything you need to do.

Don’t be intimidated by this process – in most cases, all you have to do is fill out a few forms and pay a few small registration fees!

 

How to Get Started as a Dog Treat Baker

When I first started Diva Dog Bakery™, I honestly had no idea what I was doing.

Although I saw success pretty quickly, there was a lot of trial-and-error because I had no one to guide me. I didn’t know anyone who owned a bakery, let alone a dog treat bakery.

The one thing I definitely did right at the beginning – and what I recommend to you if you want to become a homemade dog treat baker – was to spend some time in the kitchen learning how to make treats.

Because I wasn’t much of a baker (and maybe you aren’t either), getting a little baking experience under my belt was very helpful.

I also tested out my treats on my dogs and the dogs of some of my friends and family. Dogs may not be able to talk, but you can tell pretty easily which treats they love eating and which treats they’ll turn their nose up at!

With this data, you can start to package up and sell the most-liked treats. You can scale it from there and start to build up your business.

I like to say that Diva Dog Bakery™ started with a cupcake.

Until that moment, I had no idea that anyone would actually want to pay for the treats I had been making as a labor of love.

I learned a valuable lesson that day: there is a market out there for so many different products and services. Whether it’s a product or service that we dream up on our own or that we learn from a course, there is probably someone who wants to buy it from us.

We just have to figure out a way to make that sale happen… and then make it happen again and again!

Step 1: Map Out Your Dream Lifestyle

  • Get out a journal and map out your dream life. Some starter questions may be:

How to Become a Career Coach: 3 Success Stories

When you hear the term “coaching,” it’s easy to think of the whistle-blowing leader of your child’s little league team or a motivational life coach who pens self-help books.

Yet a stream of young professionals are now giving that term new meaning. They are spinning off parts of their businesses — and even creating whole new businesses — on the idea of coaching a specific skill, tool or industry.

How did they get started? Where did they find clients? And, perhaps the most perplexing question in the work-for-yourself world, how did they decide what to charge?

We talked to three pioneers in the career coaching world about how they got to where they are and what they want to do next.

Coaching the Business of Freelance Writing

Jenni Gritters and Wudan Yan, The Writers’ Co-op

Freelance writers Jenni Gritters and Wudan Yan both got into coaching after a continued flurry of requests for advice. Both have a presence on social media and had written viral articles about their professional experiences.

For Gritters, it was a piece she wrote on Medium in June 2019 with an eminently clickable headline: “How I made $120,000 in my first year as a freelance writer.” For Yan, it was a piece published around the same time about her saga of successfully extracting late fees from publications that were late paying her. In both cases, Yan and Gritters found themselves inundated with requests from people who wanted to “pick their brains” and ask for career advice.

At some point, they both decided that offering their time for free was not financially sustainable.

To streamline their advice in one place, Yan and Gritters decided to start a podcast, The Writers’ Co-op, which has since become a guidebook for freelancers with worksheets, webinars and even coaching. They also started their own individual coaching businesses, offering one-hour sessions with prospective and experienced freelancers.

Finding clients was never too much of an issue. Yan’s and Gritters’ relative internet fame assured some level of success. But deciding what to focus on and how much to charge posed bigger problems. Both Yan and Gritters lowballed their rates at first — Yan was charging $35 a session while Gritters was charging $50. Both have since raised their fees: Gritters is at $150 while Yan is at $200.

They advise being realistic about how much work coaching will take and charge accordingly. Remember that a one-hour coaching session does not just take one hour: It takes time to schedule the session, prepare for it and send a follow-up email with tangible guidance, as Yan and Gritters do.

Remember, also, to be thoughtful about what topics you choose to coach. Although Gritters was a longtime editor and once taught high school journalism, she knew she did not want to teach the creative elements of writing. She wanted to save her creative energy for her own work. Instead, she focuses her coaching on the business of freelancing.

Coaching Social Media for Nonprofits

Dana Snyder, Positive Equation

When Dana Snyder initially started her own social media marketing business for nonprofits four years ago, she wanted to emulate an agency. Her plan was to be on monthly retainers with nonprofits managing their social media.

But once those contracts ended, she quickly saw that her clients went back to their previous practices. She wanted to help them long-term.

Much like Gritters and Yan, it was a sort of serendipity that pushed Snyder into coaching. In the first year of her business, a nonprofit reached out asking if she would be willing to work with an internal employee. The leaders knew enough to know what they didn’t know — and that was social media and the digital world.

The coaching paid off. At the end of the year, the nonprofit’s CEO reached out to Snyder to tell her that they had had unprecedented success on social media channels.

Since then, Snyder has made the pivot from the agency model to business coaching and speaking engagements. In a twist of fate, 2020 was the first year Snyder decided to focus 100 percent of her business on online courses, coaching and speaking engagements.When COVID-19 hit, she saw a rush of demand for virtual professional development sessions and planning virtual events.

She offers pre-recorded online courses for purchase on topics like Facebook and Instagram, planning a virtual event and reaching ideal donors. Those range from about $39 to $70 per course. She also offers social media audits to nonprofits, which function as a one-time coaching session. Snyder asks about an organization’s business goals, researches their competitors and the nonprofit’s own content before presenting them with digital strategies for the future. Those start at $1,000.

But in the age of COVID-19, Snyder has found real success in webinars. She offers professional development series for nonprofits that can book her as a speaker. She also received the unique opportunity to become an approved speaker through CharityHowTo, a site that connects nonprofits with relevant webinars. That has both increased her presence in the community and taught her more about how to make an engaging presentation.

Snyder is an example of the power of having a diversified revenue stream — audits, online courses and speaking engagements — at a variety of price ranges.

Coaching How to Pitch to News Outlets and Brands

Austen Tosone, Keep Calm and Chiffon

Austen Tosone did not initially become a full-time freelancer by choice. After getting laid off from two different magazine jobs, Tosone decided to pursue her blog, Keep Calm and Chiffon, and while writing freelance full-time.

As her work was getting published in publications like Refinery29, Teen Vogue, Bustle and The Zoe Report, she started receiving messages from people wondering how she got there.

“I really want to get into pitching magazines,” they would say, “and I would love any advice.”

But Tosone didn’t have the time to answer every one-off message. She decided to compile a resource that she could hand off to anyone with questions — for a price. That’s how she created her e-book, “Right On Pitch.”

The e-book focuses on the making of a successful pitch and looks at pitching brands and publications. She also has a section on negotiating rates. The book is priced at $9, which Tosone reasoned would be the cost of an actual coffee date, if each person who messaged her were actually able to take her out for coffee.

Tosone also learned the power of sharing your work with a small group before releasing it out into the world. Before launching her e-book, she shared it with about 12 beta-testers of freelance writers and influencers to get feedback. That helped her tweak the product to be ready to go.

The bulk of Tosone’s marketing for the e-book occurs on her own social media platforms, but she has paid to advertise in freelance writer Sonia Weiser’s Opportunities of the Week newsletter. She continues to do that, because she’s seen a good return from that $25 investment.

On top of her freelance writing career, Tosone now works full-time as a beauty content director at Jumprope, a company that helps users create how-to videos. But she’s still managed to find time to grow her e-book sales. In 2019, the e-book made up nine percent of her total freelance income. In 2020, it grew to 16 percent.

Tosone found success by compiling all of her advice in one place and marketing it as a low-cost product. Her decision to use beta-testers shows how fine-tuning a product with potential clients can help identify issues on the front end.

How Blogging Paid Off My Student Loans

How Blogging Helped With Paying Off Student LoansIn July of 2013, I finished paying off my student loans.

It was a fantastic feeling and something I still think about to this day. Even though I have a success story when it comes to paying off student loans, I know that many others struggle with their student loan debt every single day.

The average graduate of 2015 walked away with more than $35,000 in student loan debt, and not only is that number growing, the percentage of students expected to use students loans is on the rise. Plus, if you have a law or medical degree, your student loan debt may be in the hundreds of thousands of dollars.

This is a ton of money and can be quite stressful.

After earning three college degrees, I had approximately $40,000 in student loan debt.

To some, that may sound like a crazy amount of money, and to others it may seem low. For me, it was too much.

At first, paying off student loans seemed like an impossible task, but it was an amount I didn’t want to live with for years or even decades. Due to that, I made a plan to pay them off as quickly as I could.

And, I succeeded.

I was able to pay off my student loans after just 7 months, and it was all due to my blog.

Yes, it was all because of my blog!

Without my blog, there is a chance I could still have student loans. My blog gave me a huge amount of motivation, allowed me to earn a side income in a fun way, and it allowed me to pay off my student loans very quickly.

I’m not saying you need to start a blog to help pay off your student loans, but you might want to look into starting a side hustle of some sort. Blogging is what worked for me, and it may work for you too.

I believe that earning extra income can completely change your life for the better. You can stop living paycheck to paycheck, you can pay off your debt, reach your dreams, and more, all by earning extra money.

This blog changed my life in many other ways, besides just allowing me to pay off my student loans. It allowed me to quit a job I absolutely dreaded, start my own business, and now I earn over $50,000 a month through it.

Below is how blogging helped me pay off my student loans.

 

Quick background on my student loans.

In 2010 I graduated with two undergraduate degrees, took a short break from college, found a job as an analyst, and in 2012 I received my Finance MBA. Even though I worked full-time through all three of my degrees, I still took out student loans and put hardly anything towards my growing student loan debt.

Instead, I spent my money on food, clothing, a house that cost more than I probably should have been spending, and more. I wasn’t the best with money when I was younger, which led to me racking up student loan debt.

After receiving my undergraduate and graduate degrees, the total amount of student loans I accumulated was around $40,000.

Shortly after graduating with my MBA I created an action plan for eliminating my student loans, and in 7 months was able to pay them all off. It wasn’t easy, but it was well worth it.

The biggest reason for why I was able to pay off my student loans is because I earned as much money as I could outside of my day job. I mystery shopped and got paid to take surveys, but the biggest thing I did was I made an income through my blog.

 

I worked my butt off on my blog.

Any extra time I had would go towards growing my blog. I woke up early in the mornings, stayed up late at night, used lunch breaks at my day job, and I even used my vacation days to focus on my blog.

It was a huge commitment, but blogging is a lot of fun and the income was definitely worth it.

While I was working on paying off student loans, I earned anywhere from $5,000 to $11,000 monthly from my blog, and that was in addition to the income I was earning from my day job.

This helped me tremendously in being able to pay off my student loans, especially in such a short amount of time.

 

My blog allowed me to have a lot of fun.

One reason why I was able to work so much between my day job and my side hustling is that I made sure my side hustles were fun. Because I didn’t like my day job, I knew I just didn’t have it in me to work extra on something everyday if I didn’t enjoy it.

That’s where blogging came in.

Blogging is a ton of fun, and I have made many great friends. At times it can be challenging (the good type of challenging!) but also a lot of fun. I love when I receive an email from a reader about how I helped them pay off debt, gave them motivation, taught them about a certain side hustle, and more. Helping others along the way is another part of what really makes it worthwhile.

The fun I had blogging made it feel like a hobby, and that’s why I was able to put a crazy number of hours into it.

 

I focused on growing and improving my blog.

I knew I had to keep earning a good income online in order to pay off my student loan debt, so I made sure that I spent time growing and improving my blog as well. Since I love blogging so much, this was a fun task for me.

Improving my blog included learning about social media, growing my website, knowing what my readers want, producing high-quality content, keeping up with changes in the blogging world (things change a lot!), and more.

 

I put nearly every cent from side hustling towards paying off student loans.

One thing I did with the extra income I earned each month was putting as much of it as I could towards paying off student loans, and this way I wasn’t tempted to spend the income on something else.

So, as I earned money from my blog, I put it towards paying off student loans as quickly as I could.

This is probably easier said than done, though.

When you start earning a side income it can be very tempting to buy yourself some things. After all, you are tired, you have been working a lot, and therefore you may justify purchases to yourself.

But before you know it, you may have just a fraction of what you’ve earned left and able to put towards paying off your student loans.

It’s better to think about WHY you are side hustling and put a majority of the income you earn towards that instead.

 

I stayed positive when paying off student loans.

It was hard to manage everything. I was working around 100 hours each week between my day job and my side jobs, which left little time for sleep or seeing loved ones.

Luckily, I love blogging and that made it much easier to spend so much time on my blog. Watching my student loans get paid off and the debt going down was a huge motivator.

At first I thought it was impossible, and now I know it wasn’t!

Paying off my student loan debt has been one of the best choices I have ever made.

How to Clean Grout: 5 Steps to Sparkling Tile

Grout is a construction material that is used to fill the space between tiles, and with normal wear and tear it tends to get pretty dirty. Since it’s typically a lighter color and has a porous competition, grout is particularly prone to showing dirt, mold and stains. The good news is that it’s not difficult to clean grout, and in several steps, you can have sparkling tiles once again. Below you’ll find step by step instructions for how to clean grout and learn how to keep it clean long-term.

How to clean grout

Cleaning grout just requires a good grout cleaner, a scrub brush and a little elbow grease. So throw on a pair of rubber gloves — especially if you’re handling chemicals — and let’s get started.

Step 1: Remove surface dirt

Scrub the grout using warm water and stiff-bristled brush to remove as much surface dirt as possible. If you don’t want to invest in a special grout brush, you can always use a scrub brush or even an old toothbrush.

Step 2: Mix a cleaning solution

Purchase a commercial grout cleaner or make a homemade cleaner.

One proven DIY cleaner is made from two parts baking soda and one part hydrogen peroxide. Try adding a teaspoon of dish soap to this mixture to help cut through extra greasy grime.

You’ll want to avoid acidic cleaners as they can dissolve or pit the grout as well as oil-based cleaners, which can leave a film that will attract dirt.

Step 3: Apply the cleaner and let it sit

Pour the commercial or your DIY solution over the grout, and depending on what cleaner you use, let it sit for about 10 minutes.

Step 4: Scrub the tile

Use your brush to scrub the tile again. Since the grout is porous, make sure to scrub hard so that you reach the tiny spaces dirt and grime may have seeped into.

Step 5: Rinse away the cleaning solution

Wash away the cleaner with a mop or wipe clean with a damp cloth.

Best DIY grout cleaners

There are a handful of DIY grout cleaners that you can make from just a few ingredients you likely have on hand. If you don’t feel like venturing out to the store, try making these grout cleaners at home.

  • Baking Soda and Water:
    • Mix equal parts to create a paste
    • Scrub directly on grout
  • Baking Soda and Hydrogen Peroxide:
    • Mix two parts baking soda and one part hydrogen peroxide
    • Let it sit on grout for 5-10 minutes, then scrub and rinse
  • Baking Soda, Hydrogen Peroxide and Dish Soap:
    • Mix 1/2 cup baking soda, 1/4 cup hydrogen peroxide and a teaspoon of dish soap
    • Let it sit on grout for 5-10 minutes, then scrub and rinse
  • Heavy Duty Cleaner:
    • Mix 1/2 cup baking soda, 1/3 cup ammonia, 1/4 cup white vinegar and 7 cups warm water
    • Apply to grout and let sit for 5 minutes, then rinse

Additional grout cleaning tips

Everyone has their own method for cleaning, but these additional tips will help ensure that your tile stays in optimal condition.

  • Clean grout regularly — weekly or biweekly — to prevent the buildup of mildew, dirt and mold
  • For frequent cleaning, you can create a natural solution using two parts baking soda and one part water instead of hydrogen peroxide
  • You might also consider applying a grout sealer. It’s easy to apply and is water-resistant, so it will repel moisture and prevent mold and water damage.
